From estate agent to marketer

Marketing in estate agency.

I started out during the crisis, at a time when certainty was a long way off. Sales and marketing seemed to me the best possible preparation for a future in property. Now, years later, I know that choice was worth its weight in gold. I learned to negotiate, to come up with campaigns and to look through the lens of neuromarketing.

Thanks to that knowledge, I know how economic developments affect the housing market, and how laws and regulations can affect your chances. I bring that insight with me – into every sale, for every home.

Put a home on Funda? Shop window, website, done? That's too easy. We don't believe in sitting back and waiting. We use marketing to move buyers and sell your home.

Every home has its own story

What sellers want to say... (and what we make of it)

“We have such a lovely kitchen.” “The garden is wonderful in the morning sun.” “The neighbourhood is so good for children.”

We make sure these stories are seen.

With styling, photos and copy, we don't just tell the story of a house, but of a life. That moves buyers — and that sells.

5 steps to a successful sale of your home

  1. Analysis – it all starts with insight

We dive into your home and the market: Who is the ideal buyer? Which asking price sparks interest? How do we get the highest offers? When is the right moment? With our local knowledge and data, we put together a smart strategy.

  2. Presentation – your home as a dream home

We style your home professionally, take powerful photos and write copy that lets the buyer picture it as his or her own home. All the plus points and the potential come across clearly. It's all about creating a feeling. Your home becomes irresistible to the right buyer.

  3. Promotion – maximum visibility

We put your home out widely on the market: on Funda, via social media and in our network. With smart targeting and advertising, we bring in plenty of viewers, and the relevant ones. and interests.

  4. Scent & atmosphere

Make sure your home smells nice. No cooking smells, incense or animal odours. Pleasant reed diffusers create a good atmosphere in the house. A Lampe Berger fragrance lamp keeps the scent in the house neutral. It's worth the investment. People can then identify with the house. Some calm music also gives people a homely feeling. A feeling of coming home and feeling at home. That's one of the most important feelings when buying a house.

  5. Selling well!

By combining all the information, together we arrive at the very best deal.

How do we use marketing when you buy?

We put our marketing skills to work when you buy, too.

We search for a home off the beaten track. If we find a suitable home for you based on that data, you pay an extra fee for it. But how nice is it not to have to view a home along with 20 other people?

Neuromarketing

The power of recognition

Did you know that our brain makes comparisons unconsciously to make sense of a space? For example: everyone knows how tall a dinner candle is. Put that candle on the table in a high-ceilinged room, and the viewer immediately understands: this is a spacious, lofty room.

We use these insights to present your home irresistibly. With smart styling and photography, we make sure buyers feel at home straight away. That's neuromarketing in action — and it works.

💡 Another example: We write blogs about the nicest shops, cafés and restaurants and the developments in Utrecht's neighbourhoods. That way we subtly inspire potential buyers before they view a house. They recognise the atmosphere, see the possibilities, and feel: this house suits me.
