Daalsebuurt in development

Gé and Lindy both lived in the Vogelenbuurt. They had both worked and lived in the city centre and in Utrecht Oost. They didn't even consider the Daalsebuurt as a place to live and work. Yet later on, the Daalsebuurt drew them in. Lindy worked with the director of the WOM. She sold his own home. He talked enthusiastically about all the plans: improving this street, the arrival of the new-build neighbourhoods and all the effort the municipality was putting into the area.

Lindy got incredibly excited. When she started out on her own, she knew one thing for sure: she was going to work around the Amsterdamsestraatweg. All the developments in this neighbourhood are interesting. Lindy decided to advise investors and first-time buyers to buy here. Those buyers still often, and gladly, tell us how happy they were with that advice.

Lindy also advised Gé to buy a home here. Together they went to live on the Bremstraat. The idea was to ride a good rise in value and then move back to Utrecht Oost. But they liked it so much that they bought a bigger home in the neighbourhood.

Even our office is now in the neighbourhood. Which estate agent could inform buyers better than one who lives & works in the area? We take part in various consultations run by the Municipality of Utrecht and in local business meetings. We know what is going on in the neighbourhood.

What is going to happen in the Daalsebuurt

The neighbourhood is very much in development. All sorts of things are happening. It was always very stony and built-up, but there are plenty of ways to create more room for recreation. The Demkapunt has been lying abandoned for years, and they would like to do something about that. The area is a triangle between the Amsterdamsestraatweg, the Amsterdam-Rijnkanaal and the Demkaweg. Rijkswaterstaat and the municipality have drawn up a plan together to make the Demkapunt better, more attractive and more accessible.

What is going to happen?

  • The langshaven (the harbour along the bank) will be removed. This section will become part of the Amsterdam-Rijnkanaal. The radar post will be moved.
  • The soil will be cleaned up. It was polluted by the former activities of the Demka steelworks and other companies in the distant past.
  • A new recreational cycle path will be laid along the canal.
  • The greenery along the canal will be redesigned, and so will the cycle path.
  • In consultation with the neighbourhood, the triangle along the Amsterdamsestraatweg next to the businesses will be redesigned.
  • Replanting trees on the other side of the canal.
  • There is already a city beach now. How cool is that?

Cartesiusdriehoek

It is not just Wisselspoor that makes the neighbourhood attractive. Over the coming years, the Cartesiusdriehoek is being built. It is set to become a healthy urban neighbourhood that is friendly to public transport and bikes. The Cartesiusdriehoek is the area around the CAB, between the Cartesiusweg and the railway lines to Amsterdam and The Hague/Rotterdam. The new Cartesius residential area is scheduled for completion in 2028. The neighbourhood puts a lot of emphasis on health, exercise, nutrition, innovative energy solutions and sustainable (shared) mobility.

The neighbourhood is fun and up-and-coming

We love the neighbourhood. A lovely lunch at Bagels & Beans: the Asian bagel with salmon is our favourite. Surprising food at Oli Mazi on the Amsterdamsestraatweg, a Greek family restaurant with a fine-dining touch. Or the wonderful family restaurant ’t Dikkertje, where they serve delicious moussaka. The Amsterdamsestraatweg has lots of Greek influences.

The neighbourhood isn't just up-and-coming; it is already really cool. We lived on the Bremstraat and then moved round the corner from The Food Club & Familie van Rijk. A gluten-free restaurant, with hospitable owners Jeroen & Carlijn. Familie van Rijk made us happy straight away too: the tastiest sandwiches, lovely cheeses, nuts, sweets, wine, beer and alcohol-free drinks. You are guaranteed to come home with something tasty. Now we live round the corner from Eviva, and I can tell you: they won't disappoint. Want to pick up a coffee or order a nice lunch sandwich? Then head to Brandstof. Lindy's favourite sandwich is the pastrami special; Gé goes for chicken with mango. Fancy lunch in the sun? Then Bagels & Beans is the place: a bagel with salmon and a glass of strawberry juice! After that you really won't feel like going back to work. Dave & Nienke don't just run Bagels & Beans: in the evening you can cross the road for a good pizza at Satriales. GYS is well worth a visit too, with a good terrace and a vegetarian menu. Want takeaway? Then go to Prem. It is fantastic: the tastiest roti and Surinamese sandwiches.

Looking for lactose- and gluten-free cakes? Then Rose&Vanille is the place. It is also a lovely spot for a coffee or tea in the sun.

Two new places have opened too: Za’atar next to The Food Club and Moos next to Satriales. More and more great places keep popping up.

Green spaces and hidden playgrounds

The neighbourhood has lots of little parks and squares, but also well-hidden playgrounds. Speeltuin de Duizenpoot is highly recommended: a huge playground, with really kind people who keep an eye on things and help out. The Julianapark is of course a fantastic base too, good for sport & relaxation. The petting meadow is a particular favourite with the little ones.

Werkspoorkwartier

It looks like an industrial estate, but by now it is much more than that. There is indeed industry there. Yet you will also find really nice places to eat and drink. It all has a bit of a raw edge, exactly the vibe that suits the rest of the neighbourhood. You will find Werkspoorcafé de Leckere, Warmoes, De Nijverheid and de Nar.

A hip hotel is coming too. It is meant to be a hotel where people come together and meet. Owner Sley Popal put it like this: “What attracts me is the diversity of this area; you can't stick a single label on it. It isn't a business park, but it isn't a recreation area either. I'm very curious which way this area will go, and I'm glad to contribute to it. I see the Werkspoorkwartier of the future as the Silicon Valley of Utrecht. A place where creative enterprise, sport and leisure set the tone. Few or no lorries, but lots of craftsmanship and leisure. A place all of Utrecht can be proud of.”

The best shops

The Amsterdamsestraatweg is not a posh shopping street. The street is improving, but it has no ambition to become a very upmarket shopping street like the Nachtegaalstraat or the Burgemeester Reigerstraat. It wants to keep a bit of a tough edge. Shabby chic, a journalist once wrote. The street used to be known as an upmarket street full of specialist shops. In recent years people have known it for its 100 kebab shops, phone shops and hair salons. Slowly those are disappearing and specialist shops are coming back, such as Super Bra, Winkel vol Winkeltjes, Deugniet, &Meer & a great guitar shop. Do you know Rose & Vanila & Rigiakis yet? We are also huge fans of the different supermarkets: there is an Aldi, Eko Plaza, Albert Heijn, Amazing Oriental, Familie van Rijk, a Russian/Polish supermarket & the Tanger market. Lovely little shops, run by entrepreneurs who really want to make something great of the neighbourhood & the street.

Just past the Julianapark you will find more lovely shops. We love going to banketbakkerij Steentjes: the bread is really hearty and wonderfully fresh, and the cakes, biscuits and chocolate will make you very happy too. As far as we are concerned, Slagerij van Es is the best butcher in Utrecht. We both come from a village, and this stretch of the Straatweg feels delightfully village-like. The off-licence has unusual drinks and knows a lot about them, just as he knows a lot about his bit of Utrecht. This stretch of the Straatweg lies right opposite Elinkwijk.
