Valuer in Utrecht
What is a valuation?
What is my (new) home worth? And how is that value determined? All sorts of questions can come up when you approach a valuer in Utrecht. We're happy to tell you more!

Market value
A valuer in Utrecht determines the objective value of a home. A valuation report is an official document with a summary and a substantiation of what your home is worth. The market value is the estimated amount someone is willing to pay for your home, and for which you, as a willing seller, want to sell it, without any compulsion. A valuation is something different from an indicative value assessment.

NWWI valuation report
If you need a mortgage loan from a financial institution, in most cases you will be asked for a valuation report, and often for a validated one. This can be an NWWI (Netherlands Home Value Institute) report. These reports are drawn up by a valuer in Utrecht, the value is backed up with comparables, and a third party checks the value given for the property.
Valuing in Utrecht is a craft of its own. The market changes at lightning speed, so make sure you choose a valuer who knows the market well. Ideally, a valuer from the city itself.

What do we look at when we value a home?
- Living area
- Maintenance
- Marketability
- Developments in the neighbourhood
- Market trends
- Flexibility and potential
- Sustainability
- Location of the home
- Finally, the possibilities within the zoning plan, developments in the neighbourhood, the environment and legal aspects also matter.
Valuation report
A valuation report for a home in Utrecht is a report on the property. It also contains the valuation based on comparable properties: similar homes that sold in the past year, such as the neighbours' place or the house in the street behind. That way we can substantiate what people are willing to pay for a home without any compulsion.
