Buying a house in Overvecht: a good idea or not? When asked where they'd like to live or buy a house, people often start by saying not in Overvecht, and not in Kanaleneiland either. But is that fair? Is it really not a good idea to buy a house or apartment in Overvecht? Or is it actually smart to buy a house here?

Overvecht
Overvecht is a green neighbourhood with lots of amenities. Half the city centre goes to the Albert Heijn XL on Saturdays, for example. But there are also various children's farms and parks. The neighbourhood has its own station and, not unimportantly, you're on the motorway in no time. The neighbourhood is well put together. High-rise and low-rise alternate. If you take a helicopter view, you can see just how much space there is for greenery in the neighbourhood. But there's also a downside: unemployment is high, many people struggle with health problems and there is poverty.
Krachtwijk Overvecht
Overvecht is a krachtwijk (one of the neighbourhoods designated for extra government investment). Thanks to this approach, a lot is improving in the neighbourhood. 71% of the homes in Overvecht are social rented housing. That's relatively high. Many of these social rented homes are being renovated and modernised. A beautiful new residential area has been built in Overvecht: the Antoniuskwartier, a neighbourhood in 1930s style. In addition, the boats on the Zandpad are gone. The municipality is also investing in improving the neighbourhood, particularly in the social sphere.
Developments in Overvecht
Overvecht's shopping centre is getting a thorough overhaul. New homes are coming on the strip of the old Nederlandse Pakketdienst site. There will be student housing, but also apartments with parking. In total there will be 3 residential buildings with inner gardens. Alongside the residential buildings there will also be space for sport, hobbies and food and drink, light industry and office functions. Community facilities are also planned. The aim is a lively and sustainable Overvecht. It should become a neighbourhood for first-time buyers, seniors and students. A place to live, work and enjoy life. It's a nice combination of living and working with different target groups.
An opportunity: buying a house in Overvecht
Buying in Overvecht is an opportunity both for first-time buyers and for investors. The neighbourhood is spaciously laid out and incredibly green. In terms of location, the neighbourhood is well placed. At the moment you can still buy a large home relatively cheaply. All the efforts the municipality of Utrecht is making to improve the neighbourhood, the developments on the NPD site and the developments in the housing market make buying a house or apartment in Overvecht attractive. Fun fact
At an agency where I used to work, the old new-build brochures were kept in an archive. I was leafing through them and saw, to my great surprise, that when the Overvecht neighbourhood was first built, the homes were more expensive than the homes in Utrecht Oost. The neighbourhood is green, the gardens are large and the homes are wide and spacious. A well-thought-out neighbourhood, a neighbourhood with potential. Would you like to buy a house in Overvecht? It's smart to look at the right price together.
What do you think: does Overvecht have promise?
