Utrecht hotspots

Leidsche Rijn, the largest Vinex district in the Netherlands, keeps getting more attractive

Leidsche Rijn Centrum

Leidsche Rijn: for a long time we really didn't consider it part of Utrecht. It was that new-build district on the other side of the water. You could buy a well-insulated home there cheaply. We often heard people searching for a home say: well, Leidsche Rijn if need be. There were few urban amenities, and people cycled at breakneck speed over the yellow bridge into the centre.

Leidsche Rijn Centrum

Leidsche Rijn now has a pleasant centre. There are nice places to eat and drink, such as the Pizzabakkers, Wijnbar Most & Buurten in de Bieb. You'll find chains we have in the city, such as Casa, H&M, Rituals, ICI Paris XL and, for example, the Big Bazaar. But there are also great specialist shops, such as the fishmonger Volendam, Leonidas and the Notenbar. There's a cosy little square with a fountain. Slowly but surely the centre is coming to life and starting to buzz.

Close to green space

At the moment, of course, we can make much less use of bars and restaurants. A green living environment is becoming more and more important. From Leidsche Rijn you're at the Strijkviertel, the Haarrijnse plassen and the most beautiful and largest park in Leidsche Rijn in no time: ‘Het Maximapark’. Here you can do active sports, but also enjoy lovely walks and play.

Well insulated

Now that we're working from home more, it's nice when a house isn't draughty but simply comfortable. Working from home more also means heating for longer. With an old house, that often means a sky-high bill and thinking about sustainability measures. Most homes in Leidsche Rijn are well insulated and relatively new. So you don't need to invest in making your home more sustainable, and your heating costs aren't sky-high. Rather nice, isn't it?

Investing

Because transfer tax is going up to 8% for investors, more and more investors are looking for a good investment. For housing associations, it has been decided that rental homes must have a C label. Many investors are already bearing this in mind and are looking for a somewhat more sustainable investment. An investment property with little maintenance and few future investments is of course interesting.

Price rise in Leidsche Rijn

Leidsche Rijn is becoming more and more popular, and that's reflected in the price rise. You're in Utrecht city centre in less than 15 minutes by bike. Super close, really. The price rise over the past six months was 16.6%. That's quite a hefty rise. Leidsche Rijn is of course also super conveniently located for the main roads out of the city; I expect Leidsche Rijn may well become even more attractive in the coming years. So besides being a pleasant place to live, Leidsche Rijn is also a good investment.
