Mortgages for start-up entrepreneurs

The labour market is changing. Where people used to work for the same boss almost their whole lives, people are now much more flexible. People now often work as self-employed (zzp) or as freelancers alongside their part-time job. There are about 1 million zzp'ers (self-employed people without staff) in the Netherlands. People often think that as a start-up entrepreneur you can't take out a mortgage for the time being. After all, not every zzp'er has been going for three years. As a starting zzp'er you can't yet provide figures for the past three years. But even then it's possible to take out a mortgage. Read below how you, as a start-up entrepreneur, can still take out a mortgage.

Income statement

For start-up entrepreneurs, the mortgage lender asks for an independently determined assessment income. This assessment income is shown in an income statement (inkomensverklaring). You can request this statement through your mortgage lender from three parties. They need information for this: you send in a completed order form and a number of other documents, such as an annual statement and tax returns. The application costs about €300 including VAT. With this income statement, you as a starting zzp'er can apply for a mortgage.

Future plans and dreams

Still, as a self-employed entrepreneur it's also wise to think carefully about your future plans and dreams for your business. Do you want to invest heavily, do you want to take things easier, or do you expect a steady income? Think this through carefully before you take out a mortgage. But also consider, for example, an office or workshop at home. Discuss in advance what the tax consequences (advantages or disadvantages) of a workspace at home are.

What should you bring to the financial adviser?

Before you go to the financial adviser, it's advisable to check your insurance policies. It helps to be insured against incapacity for work and death. You should also bring your KVK registration (Chamber of Commerce), annual accounts, income statement, forecast and pension overview.

Curious what's possible for you as an entrepreneur? A good mortgage adviser can help you gain insight into your options.

I personally like working with Finagarant. Sonja, Frank and Samantha are advisers who really think along with you. They take the time to understand your situation properly and explain everything calmly and clearly. I really appreciate that personal contact. You can always call them or bounce ideas off them if you have questions. For entrepreneurs in particular, it's nice to have an adviser who is accessible, down-to-earth and involved in your plans. But also an adviser who thinks just that little bit more creatively than the standard.
