The Daalsebuurt doesn't sound very familiar. The Bloemenbuurt might sound more familiar. The Daalsebuurt lies behind the Amsterdamsestraatweg. The Daalsebuurt was built as an extension of the city of Utrecht. It was one of the first extensions outside the city walls. Much of it was built by private parties. Railway and slaughterhouse staff in particular came to live here. The Amsterdamsestraatweg was one of the most important routes to Amsterdam.

Famous or infamous?
For a long time, the Amsterdamsestraatweg was infamous rather than famous. Bureaux de change, gambling halls, sex shops, shady massage parlours, smart shops, coffee shops and barbers were the businesses that dominated the streetscape for a long time. But that's changing. Concept stores, specialist shops and nice restaurants are popping up. It's the longest street in Utrecht, at 5 kilometres long. The neighbourhood is very much on the move. A lot is changing at the moment. The Wisselspoor new-build project, the redesign of the Amsterdamsestraatweg, the development of the Cartesiusdriehoek. The Daalsebuurt is becoming the place to be.
Apart from the fact that the neighbourhood is very much in development, and therefore a good investment, there's already plenty to do right now! Read on, and at the end of the article we explain why it's a good investment.

Beauty
You can do a whole beauty round on the Amsterdamsestraatweg. INDEBUURT even gave a few tips. Get your hair done, eyebrows plucked, eyelashes tinted, nails done, go to a massage parlour (respectable ones too), get extensions, visit the beautician, have your armpit hair lasered. You name it, you can get it done there. My personal favourite is Jasmina: super quick, she threads your eyebrows, tints them in a few minutes, and then you can take a seat in the hairdresser's chair. A lovely massage, a good cut and blow-dry. And if it's raining you can even borrow an umbrella to walk home. What made me even happier: THE PRICE. Where in the city centre and Utrecht Oost I always paid €46 for a trip to the hairdresser, I was now done for about the same price for a hair wash, cut, blow-dry and eyebrow threading and tinting. You can even go to the tanning salon on the Amsterdamsestraatweg.
Grocery round
When we had our housewarming, people were impressed by the meal we'd conjured up. The secret was in the ingredients from the Amsterdamsestraatweg. We made poke bowls with ingredients from the Amazing Oriental. You name it, they sell it there. But it's not just an Asian supermarket. There's also a Russian shop, a Greek delicatessen, Eko Plaza, Aldi, Albert Heijn and the Plus. At the Tanger market you'll find all sorts of Moroccan delicacies. INDEBUURT made a list here too. Slagerij van Es (butcher), Poulier van Leeuwen (poulterer) and a pastry shop can also be found on the Amsterdamsestraatweg. A place I like to go to myself is Familie van Rijk. Here you'll find speciality beers, Amsterdamsestraatweg crockery, good wine, salted caramel spread, the tastiest peanut butter (pistachio too), sausages with gin and tonic, alcohol-free G&T, cheeses. Every time I go home with more than I planned. You can also get the most delicious baklava on the Amsterdamsestraatweg.

Shops
You can also go to the Daalsebuurt for presents. You'll find the cutest baby things at, you'd never guess it, Francis. Winkel vol Winkeltjes also has cute baby things and the nicest gifts for yourself and for others. Then there's &Meer, a shop with vintage items but also design pieces for the home. At Frumel you'll find gems for your new home. You can go to Action for all sorts of knick-knacks. Decori has things for the home. There are plenty of florists & pet shops. Miranda XL & Davy's sex shop are also still represented.
Food & drink
We often go to Jeroen & Carlijn at The Food Club ourselves. Everything here is gluten-free. But above all they're very hospitable. You can also have lunch at Brandstof, Familie van Rijk, Bagels and Beans & GYS. And of course Roost aan de Singel is just a short walk away. GYS, Satriales, Roost aan de Singel & The Foodclub are also open in the evening. You can of course also eat at restaurant Juliana in the Julianapark. For a quick bite we also like going to Veldkamp. Delicious fries and a satay platter. You'll also find great takeaways here, from roti, burgers, pizza, sushi, Mexican, Turkish & Moroccan specialities to a rijsttafel: you'll find everything on the Amsterdamsestraatweg. You can also buy the most delicious gluten-free cakes at Rose&Vanilla. Fancy a beer? Head to Oproer or brouwerij de Leckere. Fancy a game of ping pong? You can at The Ping Pong Club.

Green space
The Julianapark is stunning. A large pond, walking paths, a children's farm and a pétanque court. For many people, the Julianapark isn't that well known yet. But the park is incredibly beautiful. There are festivals now and then, and the park is closed after 22:00. There are also various nice playgrounds and benches.

What makes the Daalsebuurt so attractive to live in, and to buy a house in now?
The municipality is investing a lot of money in the redevelopment of the Amsterdamsestraatweg. More than 8 million is being set aside for the redevelopment of the Amsterdamsestraatweg. A real THINK TANK has been set up to look at what's needed. A property director has been appointed to limit vacancy and attract nice businesses to the street, and the WOM (the neighbourhood development company) buys up buildings to convert them into homes and to be able to decide who rents the commercial spaces. For the homes, they've included in the deed of division that they're not suitable for letting. All to give the Amsterdamsestraatweg back its former allure. The Daalsebuurt is becoming a really pleasant residential neighbourhood again.
Wisselspoor
Wisselspoor: a rugged little piece of Utrecht. The remains of the railway industry are preserved here. The new neighbourhood for designing, doing business and living. You get the freedom to decide for yourself what your home will look like inside. The first phase of Wisselspoor is on sale. Prices for the smallest apartments start at €210,000, and the largest have a v.o.n. price (vrij op naam, i.e. including transfer costs) of €560,000. The townhouses range from €475,000 to €865,000. Utrecht is a city of well-kept secrets, ideas and crafts. Of surprises on every street corner. It will become an extension of the city centre. A really hip, rugged little piece of Utrecht where everyone wants to live.
Cartesiusdriehoek
The Cartesiusdriehoek. Not familiar to everyone. Yet it's one of the largest and last redevelopment sites in the centre of Utrecht. About 1 km from Utrecht's old city centre and around the corner from Leidsche Rijn Centrum. The link between the two centres. It's a unique location of cultural-historical value, expressed above all in the redevelopment of the municipal monument, the CAB building. The future area development provides for 2,200 to 2,600 homes and around 25,000 m² GFA of facilities, including a school, a hotel, food and drink venues and a commercial programme. There's also room for greenery here. The Cartesiuspark will meet the demand for green space here.
All this with high ambitions in the field of mobility and healthy urbanisation: it's set to become the most public-transport- and cycle-friendly neighbourhood in the Netherlands, with its own railway station: Utrecht Zuilen. These and other ambitions are set out in a policy document backed by the municipality. It came about through a careful process, together with stakeholders in the area, including tenants and local residents.
Population development
By 2030 this part of Utrecht will have at least 10,000 more residents. This means more facilities will come. The latest research by DISCVISION nicely shows how the residents of the neighbourhood are changing. More and more young, successful people are coming to live here. Fortunately, real Utrechters still live here too, there are still social rented homes and there's a nice mix with students.
Smart to buy a house here?
Apart from being a nice neighbourhood to live in, it's also a good investment. Thanks to the more expensive (new-build) homes in the area & the investments in the Amsterdamsestraatweg, prices in this neighbourhood will only rise. Where everyone used to want to live in Utrecht Oost, the Daalsebuurt will increasingly gain popularity. Should a crisis come along, this neighbourhood will survive it. Because of all the developments, prices in this neighbourhood will keep rising for a while yet. That idea helps you sleep a little better at night.
