About this property
The property. This is a house that truly feels like home. Featuring a charming façade, panel doors, exposed wooden ceiling beams on the upper floor, and a cozy stove. Enjoy coffee at the large dining table in the morning, open the French doors to the garden as soon as the sun comes out, and light the wood-burning stove in the winter. That stove creates a wonderfully intimate space; once you settle in with a good book, you won't want to leave. A characteristic 1920s house that feels cozy while being surprisingly spacious and comfortable.
The living room is the heart of the home. Long, light-filled, and with plenty of space for a large dining table and a comfortable seating area. The wooden flooring adds extra character and warmth.
The kitchen and bathroom were renovated in 2020. The kitchen is optimally laid out and features a beautiful wall shelf for displaying your best tableware and glassware. It is equipped with built-in appliances and a Franke boiling water tap. Upstairs, there are three bedrooms: one spacious bedroom at the front and two rooms at the back, perfect for children, working from home, or guests. A major plus is the spacious attic for storing holiday decor, camping gear, and winter sports equipment.
Much has been done to the house in recent years. The façade and floor have been insulated, the roof of the kitchen and bathroom has been replaced and insulated, and the central heating boiler was replaced in 2024. A house from 1926, but with all modern comforts.
The area. Having the Julianapark almost around the corner is a luxury you will quickly get used to. A yoga class at Yogapoint on Saturday morning, then stopping by Rokade for fresh cheese, dips, fruit, and bread, followed by coffee in the park—sounds like a perfect start to the weekend.
For daily groceries, the Winkelcentrum Rokade shopping center is nearby. For Hema and specialized shops, cycle to the Amsterdamsestraatweg. 'Familie van Rijk' is a local favorite for wine, cheese, and appetizers. You will find an increasing number of charming shops, boutiques, and dining spots along the Amsterdamsestraatweg. Our favorites? Oli Mazi for fine items, Moos for a drink in the sun, and 't Dikkertje for the most delicious moussaka.
The greenery doesn't stop at Julianapark. Behind the Praxis, you can enjoy a quiet walk along the water of the Amsterdam-Rijnkanaal; cycle a bit further, and you will reach the Vecht, Fort aan de Klop, and Oud-Zuilen. A walk through the park or along the water is extra beautiful in the autumn when the trees are in full color.
And then the street itself. St.-Bonifaciusstraat is a quiet street with a school in front, making it wonderfully peaceful outside of school hours. Looking to head into the city? Station Zuilen and various bus connections are close by, and you can reach the city center in no time by bike. That is exactly what residents love about this location: everything you need is nearby, while you enjoy plenty of greenery and tranquility at home and around Julianapark.
Also cool! The Werkspoorkwartier with trendy hotspots like De Nijverheid, De Nar, and Warmoes—creative and just a bit edgier than the rest of the city.
