The property

This is the kind of apartment where the light really does the work. The large windows immediately draw your attention, ensuring the living room feels pleasant all day long. These expansive windows provide a sense of freedom, offering views over the street and the surrounding greenery. Since you are located on the third floor, you enjoy complete privacy from outside.

The living room is spacious enough for a large sofa, a cozy reading chair, and a generous dining table perfect for hosting friends and family for dinners and games. The current owner rightfully calls this her favorite room. Because of the open, unobstructed view, the space feels tranquil without ever being boring.

Also immediately noticeable are the original built-in cupboards. Typically 1950s and incredibly practical, almost every room has one, allowing you to store plenty of items without needing extra standalone furniture.

Then there are the balconies. You have a balcony on both sides of the apartment. Enjoy your morning coffee outside, then move to the other side later in the day to follow the sun. It is truly the best of both worlds.

There are two bedrooms, and the bathroom was completely renovated in 2024. Beautiful tiles, a wonderful shower, and a copper mirror give the room a luxurious boutique hotel feel. The kitchen is separate and equipped with built-in appliances. The synthetic window frames feature HR++ glass, the central heating boiler is from 2023, and the mechanical ventilation was updated in 2024.

The neighborhood

This is one of those neighborhoods where you quickly find your favorite local spots. For the current owner, that is Bagels & Beans. She once won a year of free coffee there, and since then, high-quality coffee has become the standard. She still loves sitting there with a newspaper or magazine. We are also huge fans of Bagels & Beans—a sunny terrace, the best bagels, and fresh juices.

For bread and treats, Bakkerij Boonzaaijer is a wonderful stop. The hot meat sandwich and the spelt bread are true favorites. Thai Chili on the Plantage is, in our opinion, a hidden gem: small, unassuming, and staffed by authentic Thai chefs. If the sun is out, Moos is always a great choice for drinks on the terrace. For a more extensive dining experience, De Rooie Nel is highly recommended. A very unique restaurant on the Vecht river; we secretly think their grilled cheese sandwich is perfect for lunch, but the building itself is reason enough to stop and take a look.

The Amsterdamsestraatweg has been significantly upgraded in recent years, with more space for cyclists, an increasing number of charming shops and restaurants, yet it still retains plenty of its old Utrecht character. Nature is also nearby; you can easily walk or cycle towards the Vecht, Fort aan de Klop, and Oud Zuilen—great for a stroll or bike ride with excellent culinary stops along the way.

Perhaps that is exactly what makes this location so pleasant. You are in the city center within a few minutes by bike, bus, or even on foot, yet you don't have to go far for peace, quiet, and greenery.

Separate kitchen with built-in appliances and access to the second balcony at the rear. Two bedrooms, the largest being approximately 14 m². Both rooms feature fixed closet space.

The bathroom, renovated in 2024, is equipped with a shower and sink. There is also a separate toilet.
