Egelantierstraat, Mariëndaalstraat e.o., Utrecht
Rokadestraat 14, UTRECHT
About this property
The home
A house where the kids play with Legos downstairs while you're cooking in the kitchen half a floor up. You can hear each other, see each other, yet every space retains its own character. That is exactly what makes the split-level layout of Rokadestraat 14 so appealing.
The living room boasts an impressive height of approximately 3.80 meters with tall windows that invite an abundance of natural light. Half a level up lies the kitchen, which was completely renovated in 2025. The height difference gives the rooms a playful and spacious feel, while the kitchen and living room remain seamlessly connected. Psst... sitting on the sofa, you don't even notice if you haven't tidied up the kitchen yet. It makes watching your favorite program so much more relaxing.
The kitchen and living room are the residents' favorite spot for a reason. Cooking elaborate meals on a Sunday afternoon, chatting with the rest of the family, and then dining together—it's perfect. The kitchen is equipped with new built-in appliances and a boiling water tap.
From the living room, you walk directly into the garden. It is sun-drenched and borders directly onto the car-free Grootmeesterplein, making it feel much more open than you might expect. You look out over the square where children can play safely. It is lush with greenery, and if you enjoy growing your own herbs, vegetables, or fruits, this is the place for you.
Upstairs, there are three good-sized bedrooms and a bathroom with a bathtub, walk-in shower, toilet, and vanity unit. The tiled floor and electric underfloor heating in the bathroom were renewed in 2020.
And here is something that will make you quite happy in Utrecht: you can park on your own driveway and also have an integrated garage. With an energy label A+, 22 solar panels, and an upgraded distribution board with 3-phase connection, the practical side is well taken care of. You can easily install your own charging station here. Ready for the future.
The area
You don't have to go far for groceries. At Gümüs Market in the Rokade shopping center, you can pick up fresh fruit, homemade pesto and other dips—basically everything for a spontaneous get-together. We are also fans of their selection of teas and spices, all at a great price. On Saturdays, Veendaler Kaas is there with fresh cheese, and in the summer, you can walk to IJssalon Roma for homemade ice cream. A little further down the Amsterdamsestraatweg, you'll find Familie van Rijk for fine wine, local Utrecht delicacies, and gourmet snacks.
What we especially love about this part of Zuilen is the amount of greenery surrounding it. In just a few minutes, you are at the Vecht river. Follow the water toward Oud-Zuilen and Slot Zuylen, and you'll quickly feel like you've left the city. Along the way, you'll even pass a farm with a soft-serve ice cream machine. Fort aan de Klop is also a favorite among residents: perfect for lunch, drinks in the sun, or catching one of the concerts and workshops.
Julianapark is nearby for a picnic, visiting the petting zoo, or the playground. Less well-known is the Vorstelijk Complex with The Colour Kitchen, ZIMIHC theater, and all kinds of activities. Meanwhile, you can cycle to the city center in about 15 minutes and reach Station Zuilen in just a few minutes. Green living with all amenities within easy reach.
