Woning
Deze karakteristieke en super lichte bovenwoning met uitzicht op de Vecht is werkelijk een heerlijk huis om te wonen. De breedte, hoogte en het licht maken deze woning uniek. Aan de overkant van de gang is de tweede slaapkamer te vinden en de badkamer met zitbad, vanwaar je uitkijkt over de binnentuin en het water.

We hebben een nieuwe indeling voor je getekend. Zo creëer je drie slaapkamers en een mooie badkamer. De buren hebben een vergunning voor het dakterras aangevraagd. Voor deze woning is dat ook mogelijk.

Omgeving
Deze bovenwoning aan de Lauwerecht ligt in de gelijknamige buurt in Utrecht. Een gezellige en gemoedelijke buurt op loopafstand van het centrum. Langs de sluis en de Oudegracht loop je op zaterdagochtend de stad in naar de markt op het Vredenburgplein. Je haalt lekkere hapjes voor de borrel op het balkon met je vrienden. Op de terugweg maak je een stop bij Il Mulino voor een bolletje ijs met jouw favoriete smaak. Je zou hier elke dag wel langs kunnen gaan om iets nieuws uit te proberen. Aan de afstand zal het niet liggen...

Zoals gezegd, een heerlijke plek om te wonen. Er zit veel leuke horeca in de buurt, zoals Restaurant Blij, MØS Coffee Bar en Café Ddadi waar ze de allerbeste red velvet taart van de stad hebben. En aan het Willem van Noortplein zit een restaurant in het oude badhuis van Utrecht, hoe leuk is dat?! Om de hoek bij de Draaiweg zitten een Jumbo, Kruidvat en Una Mas. Maar ook de bio slager bij de Molen is om de hoek. Voor de dagelijkse boodschappen hoef je dus niet ver te gaan. En ook voor een wandeling in het Griftpark of fietstocht langs de Vecht hoef je alleen de voordeur uit te stappen, je bent er zo. Net als Utrecht Centraal. Met nog geen tien minuten fietsen, sta jij op het station en kun je alle kanten op. Moet jij voor werk met de auto? Dan rij je ook binnen een mum van tijd op verschillende uitvalswegen.

De huidige bewoners vinden de plek zo fijn, dat ze tegenover gaan wonen. Dat zegt wel wat toch?

CADEAU: Ik woonde in mijn studententijd tegenover dit huis. Wat ik zo leuk vond was dat je zo dicht bij de Vecht woont. Daarom krijg je een opblaasboot met elektromotor van ons CADEAU. Je vaart zo de Vecht op of het centrum in. Zo ervaar je de voordelen van deze locatie extra goed!

Indeling
Begane grond: entree met trapopgang naar boven. Naast het huis van de buren op nummer 44-BS is de ingang naar de gezamenlijke en eigen berging.

Eerste verdieping: boven kom je aan op de overloop met de trap naar de tweede verdieping, het toilet en de deur naar de woonkamer aan de voorzijde van de woning. Aan de achterzijde is een grote en open leefkeuken met twee openslaande deuren naar het balkon, welke is gelegen op het westen.

Tweede verdieping: je neemt de trap naar boven die verlicht wordt door het dakraam. Vanaf de overloop heb je toegang tot de grote slaapkamer met inbouwkast aan de voorzijde van het huis, de tweede slaapkamer aan de achterzijde met daarnaast de badkamer.

House
This characteristic and bright upstairs apartment overlooking the river Vecht is truly a wonderful house to live in. The width, height and light make this house unique. It radiates peace and calmness, with a great ambiance! It starts at the red front door, behind which the staircase lies. Arriving on the first floor, the light meets you. A large bright living room that continues into an open kitchen with no less than two (!) French doors to the balcony. In the summer you can open all doors to create an even larger living space. The balcony is situated on the west side, so you can enjoy the sun from noon till late in the evening. You are overlooking the Veenhof. A beautiful courtyard along the river Vecht. In the middle of the city, but still with a lot of green surrounding the house.

The ambiance on the first floor carries over to the second. The staircase to the second floor is lit by a skylight and the old wooden beams are still visible. The large bedroom at the front has a very large walk-in closet with authentic doors, where you can store a lot of things. Across the hallway, you will find the second bedroom and the bathroom with bathtub, from where you have a view of the courtyard garden and the water.

EXTRA!
We have drawn a new layout for you. As you can see on the map, you can create three bedrooms and a great bathroom. The neighbours have already applied for a license to create a rooftop terrace. That is also possible for this house.

Surroundings
This upstairs apartment on the Lauwerecht is located in the neighbourhood of the same name in Utrecht. A pleasant and friendly neighbourhood within walking distance of the city centre. Along the lock and the Oudegracht you can walk into town on a Saturday morning to the market on the Vredenburgplein. You get some delicious snacks to accompany the drinks later on the balcony with your friends and you quickly pop into that shop where you saw that cute blouse. On your way back, you make a stop at Il Mulino for a scoop of ice cream of your favourite flavour. You could go here every day to try something new. The distance will not stop you...

As said, a lovely place to live. There are many nice restaurants in the area, such as Restaurant Blij, MØS Coffee Bar and Café Ddadi where they have the best red velvet cake in town. And at the Willem van Noortplein, there is a restaurant in the old bathhouse of Utrecht, how cool is that! Around the corner at the Draaiweg, there is a Jumbo, Kruidvat and Una Mas. But also a biological butcher in the mill. So for your daily shopping you do not have to go far. And for a walk in the Griftpark or a bike ride along the Vecht, you only have to step outside. And Utrecht Central Station? In less than ten minutes by bike, you are at the station and you can go anywhere you like. Do you need to take the car for work? Then you drive in no time on various highways.

The current owners love the place so much that they are moving across the street. That says it all, doesn't it?

GIFT: I used to live across this house when I studied in Utrecht. What I liked most is that you are living so close to the river Vecht. Layout
Ground floor: entrance with staircase to the first floor. Next to the house of the neighbours at number 44-BS is the entrance to the shared and private storage.

First floor: upstairs you arrive on the landing with the stairs to the second floor, the toilet and the door to the living room at the front of the house. At the rear is a large and open kitchen with enough room for a large table. There are two French doors to the balcony, which is located on the west.

Second floor: you take the stairs that are lit by the skylight. From the landing you have access to the master bedroom with built-in wardrobe at the front of the house, the second bedroom at the rear and next to it the bathroom.
