Buying your own apartment in Utrecht? Your parents' house is no longer your home. Your student house is now occupied by fresh new students. You're now living with two friends from your studies in Amsterdam, The Hague or Utrecht. You've found a nice job, you get out of bed on time every morning and you work long days. In short, time for a place of your own. After all, you want to think about your future too, and not line your landlord's pockets. Are you a first-time buyer on the housing market, and is it time to invest and buy a home of your own? Do you want to buy your own apartment? See what's possible for you.
Your own money
It feels so unfair. You pay a huge amount of rent every month, but the maximum mortgage isn't enough for a nice apartment. As a first-time buyer, it isn't easy. Investors buy up everything with their own money. As a first-time buyer, you'll most likely have to finance a large part of your house or apartment with a mortgage. The rule is that you may only borrow 101% of the market value. In 2018 you may only borrow 100% of the market value. In Utrecht and Amsterdam this is already quite a problem. You often have to overbid, and this means bringing a considerable sum of your own money. Besides the difference between the valued price and the transaction price, you also have to pay the notary, a building survey if you have one, the transfer tax, the financial adviser, possibly the arrangement fee for NHG and the valuer. For the buyer's costs (kosten koper), you should allow approx. 5 to 10% of the transaction price.
Help from parents, grandparents, friends and family
Your parents, grandparents, friends and family can help you buy an apartment or house. Your parents and grandparents may give you a one-off sum towards buying an apartment or house. You'll find the rules on the Belastingdienst (Dutch Tax Administration) website. If your parents are wealthy enough to give you a mortgage themselves, there are various advantages to be had here too. You can buy an apartment or a house with the help of your parent or grandparents. Get advice from a financial adviser. That way, investing as a first-time buyer becomes just that little bit easier.
Mortgage
Curious what you can borrow? Always check the latest mortgage rates. Then calculate what you can borrow based on those rates. As a first-time buyer, you can often take out a mortgage with NHG, and NHG has extra-low interest rates. Thanks to these low rates, you can borrow more. With energy-saving measures you can borrow more. Check for each apartment or house whether this applies. It's also important to bear in mind that only 101% of a home's market value can be borrowed. Even if you can borrow much more from a bank, you may still not be able to get the financing arranged.
