Selling a home

Why choose a female estate agent?

female estate agent in Utrecht

A female estate agent: an opportunity in this market too. In most cases, the woman is the one who decides whether the house is bought or not. For the man, the features and the price are important. For the woman, a house's soft qualities matter most. What's the atmosphere in the house like, what's the neighbourhood like, and do I feel at home there?

Experience

For women, figures such as price per square metre, volume and floor area are less important than for men. A woman wants to know whether there are nice shops in the area. Whether the neighbourhood is safe and whether the home is light enough. Generally speaking, a woman would most like a home that fully matches her taste. As estate agents, and female estate agents in particular, we can respond to this. Funda is geared towards men. Whereas most women see browsing Funda almost as a hobby. Funda mainly shows the features and some photos, but the experience falls short.

As a female estate agent, we can do a lot with this information. Funda is still a very important medium. But it's geared to men's needs. As estate agents, we have to make sure our own listing appeals as much as possible to women, or at least also to the soft features and the experience of a house. As female estate agents, we ourselves are also susceptible to a beautiful bunch of flowers, a good rug, a fresh fruit bowl and a nice little basil plant. I bring half my household along and, if necessary, I buy good accessories. As a female estate agent, I'm always at the photo shoot. That way I check whether the light comes into its own as well as possible, I move furniture around and take care of the details. I also work with a good stylist. She can be hired to style the house. That way the features and functions of a room become clearly visible, but so does the experience of a space. The most beautiful details and the right atmosphere have to be captured in the photo. My property listings focus on the experience. Large photos, the surroundings, the plans in the neighbourhood and the use of film. That's the only way to sell a home as well as possible. It's also important, when needed, to have visuals made. So that people can already picture the renovation options.

Viewings by a female estate agent

My former colleagues were always a bit surprised at how much I knew about my clients and viewers. By asking lots of questions and listening, potential clients give you an enormous amount of valuable information. If you know what kind of home viewers are looking for, you can give tips and think along with them. Not unimportant during a negotiation: if you know how enthusiastic viewers are or what they really value in a house, you also know what the pain points are. You can make good use of this to reach the best deal. But it's also important to listen carefully during purchase viewings. And really listen. You can draw conclusions from all this information. For example, I've several times bought a home for clients that didn't fall within their original search profile, but ultimately turned out to be a dream home.

Exploring

By taking your clients through the whole picture, you add value as an estate agent. As a female estate agent, you know where to find the nice delis and boutiques. But you also know where the nice new hotspots are. The developments in the neighbourhood are important too. For example, I recently bought a house for buyers of mine for whom it's perfect. However, they were looking for a beautiful large townhouse in Wittevrouwen with an open kitchen, garden and period details. Dichterswijk wasn't a neighbourhood they liked. We went to have a look together anyway. We went to the deli, had a drink and a bite at Beers and Barrels and walked to the Asian supermarket. I'd also sketched out a complete picture on Pinterest of how the home could look with a few changes. By responding to the experience as a female estate agent, you arrive at high-quality deals.

Of course, this is exaggerated; it's not the same everywhere. It's not always the woman who decides and the man who pays. The point is that for men the figures and features have to add up, and for women it's mainly about the feeling. I think female estate agents have an edge. They're on top of the figures, but also know how to appreciate the emotional aspects. Curious what I, as a female estate agent, can do for you? Call or email: 0640606437 or info@gustocasa.nl
