We live, work and spend our lives in the Daalsebuurt. We both lived in the Vogelenbuurt first. One of the most beautiful neighbourhoods in Utrecht. But the Amsterdamsestraatweg, with its rough edge and full of new developments, caught our attention. Every week we're amazed all over again by what this neighbourhood has to offer us. So we absolutely love selling homes around the Amsterdamsestraatweg, because it means we can tell people enthusiastically about the best local businesses and the special places our neighbourhood is so rich in. Thanks to our close involvement in municipal consultations and business owners' meetings, we're always up to date on the latest developments and know exactly what's going on in the area.
What's going to happen in the Daalsebuurt?
The Daalsebuurt is in full development and is slowly but surely transforming into a lively and attractive neighbourhood. One important place being tackled is the Demkapunt, located in the triangle between the Amsterdamsestraatweg, the Amsterdam-Rijnkanaal and the Demkaweg. This area has lain derelict for years, but there are big plans to revitalise it:
- The side harbour will be removed and incorporated into the Amsterdam-Rijnkanaal.
- The polluted soil, the result of past industrial activity, will be cleaned up.
- A new recreational cycle path will be built along the canal.
- The greenery and cycle paths along the canal will be redesigned.
- The triangle along the Amsterdamsestraatweg will be redeveloped in consultation with the neighbourhood.
- New trees will be planted on the other side of the canal.
- There's already a city beach, a lovely place to relax.
Cartesiusdriehoek
It's not just the Wisselspoor that makes the neighbourhood attractive; over the coming years, hard work will also be going into the Cartesiusdriehoek. This new urban district, planned for completion in 2028, will be a healthy, public-transport- and bike-friendly neighbourhood with lots of attention for health, exercise, food, innovative energy solutions and sustainable (shared) mobility.
Our favourites in the Daalsebuurt
The Daalsebuurt isn't just an up-and-coming neighbourhood; it's already a great place to live and work. Life is good in the Daalsebuurt. Our favourite spots include:
- The Food Club: For delicious gluten-free meals and a real living-room feel.
- Familie van Rijk: For the tastiest wine, cheese, coffee and craft beers.
- ‘t Dikkertje: a lovely Greek family restaurant with the tastiest moussaka and gyros.
- Bagels & Beans: The perfect place for lunch in the sun with a tasty bagel and a glass of strawberry juice.
- Satriales: For the best pizzas.
- GYS: A good terrace and an extensive vegetarian menu.
- Prem: The place for the tastiest roti and Surinamese sandwiches.
- Rose & Vanille: For delicious lactose-free and gluten-free cakes.
- Oli Mazi: Also a Greek family restaurant, but fine dining.

The neighbourhood is fun and up-and-coming
We love the Daalsebuurt. Besides the eateries mentioned above, the neighbourhood also has a lot to offer in terms of green space and playgrounds. For example, the Julianapark, perfect for sport and relaxation, with a petting zoo and a Nijntje (Miffy) playground that's a favourite with the little ones. Speeltuin de Duizenpoot is also a real must, with supervision and guidance from friendly people. But the Kloostertuin, the Otter-Beverpark, Bethlehempark & the Noordse park are all lovely bits of green too.

Werkspoorkwartier
The Werkspoorkwartier may look like an industrial estate, but it's much more than that. The area has a raw charm and is home to great places to eat and drink, such as Werkspoorcafé de Leckere, Warmoes, De Nijverheid and de Nar. There's also a hip hotel on the way that is meant to become a meeting place. Sley Popal, the owner, sees the Werkspoorkwartier as the future Silicon Valley of Utrecht.
The best shops in the Daalsebuurt
The Amsterdamsestraatweg isn't a chic shopping street, but that's exactly its charm. With a mix of specialist shops, supermarkets and unique little shops, the street has a tough edge. Well-known businesses such as Super Bra, Winkel vol Winkeltjes, Deugniet and a cool guitar shop make the street special. You'll also find various supermarkets here, from Aldi and Albert Heijn & EkoPlaza to Amazing Oriental and the Tanger market. What I love is that the stretch by Elinkwijk still feels almost like a village. A good butcher, a good pastry shop, a florist and an off-licence. Lovely people behind the counter who care about their business. We're also big fans of the real Greek yoghurt at Rigakis. It's so good.

Conclusion
Living around the Amsterdamsestraatweg offers a unique mix of urban amenities, green oases and a lively community. As estate agents in the Daalsebuurt, we know exactly what makes this neighbourhood so special. Whether you're a first-time buyer, an investor or a family, the Daalsebuurt has something to offer everyone. We're proud of our neighbourhood and would love to help you find your home in this fantastic area too. Or to sell your home with extra enthusiasm.
