There is room for a large dining table and a comfortable seating area without it feeling crowded. And on beautiful days? Open the door to the garden, and indoor and outdoor spaces merge seamlessly.

The backyard is over 65 m² and faces east, so you have sun from the morning onwards. There is plenty of room for a large table, greenery, and various nice spots. There is a separate storage unit at the back, and the back entrance allows for easy access with your bicycle. The garden is large and deep enough to always find a spot in the sun or the shade.

With three bedrooms, the house is also surprisingly flexible. The largest bedroom is at the back and has its own door to the garden. The other two rooms are at the front and can be used as children's rooms, offices, or guest rooms. The bathroom is accessed from the master bedroom.

Also nice: new window frames with HR++ glass were installed at the rear in 2024, the meter cupboard was renewed in 2025 and prepared for 3-phase power, and the home is gas-free with energy label C.

The area. You are living in a place where you will quickly find your favorite go-to spots. Dagger Coffee is around the corner, as is Ddadi with the best red velvet cake, and Restaurant Blij aan de Vecht is also close by. For something delicious, we love Bakery Boonzaaijer—we are fans of the pudding buns and the spicy chicken sandwiches. And while you are there, pick up some grilled sausage at Slagerij Blankenstijn for later.

For even more choice, cycle to the Amsterdamsestraatweg. You will find many different shops here where it is easy to find exotic ingredients, from an Italian delicatessen to a Greek specialty store and a Russian supermarket. Not in the mood to cook but craving good food and drink? Options include Moos, Satriale’s, De Hondekop, and ’t Dikkertje. Local shops like &Meer, Pit Conceptstore, and Familie van Rijk are also located here. Have you been to De Rooie Nel yet? A great restaurant in the old Jagershuys. It is sophisticated, fancy, yet down-to-earth. We are fans of the oysters and steak tartare, but there is also a grilled cheese sandwich for the little foodies.

What we might find best about this part of Utrecht is how easily you can leave the hustle and bustle behind. From home, you can walk along the Vecht and find yourself surrounded by water, greenery, and even pastures with cows. Remarkable, isn't it, so close to the city center? Walk past Fort aan de Klop towards Slot Zuylen and Bistro Belle, or walk a bit further for a dinner by the water at Brasserie Oud-Zuylen. By bike, you can ride directly toward the Loosdrechtse Plassen. In fact, some of Utrecht's most beautiful walking and cycling routes start almost on your doorstep.

For those with children, the playground at Noordse Park is just around the corner and a place you will love. According to many children, the grilled cheese sandwich here is what they will miss most if they ever move. For daily needs, there is an Albert Heijn, Plus, a large Jumbo, and excellent Turkish shops for fresh bread, vegetables, and dips close by.

And do you want to head into the city? Then you basically just have to cycle down Oudenoord. The Stadskraan, the city center, and Utrecht Centraal are all nearby. That is exactly why we love this place: coffee and good restaurants around the corner, the city center almost at your feet, and before you know it, you are cycling or walking along the Vecht in the green.

Layout. Ground floor: Entrance via the vestibule with an original swinging door to the central hall. From here, you reach the living room, kitchen, three bedrooms, and the toilet.

The long 'through-lounge' living room is on the right side of the house and has windows at the front and back, as well as a door to the garden. The kitchen is centrally located at the back and features an induction hob, dishwasher, and refrigerator. You can also walk directly into the garden from the kitchen.

The largest bedroom is at the rear and also has a door to the garden. From this bedroom, you reach the bathroom with a shower and sink. There is space in the adjacent closet for a washing machine and dryer. Two bedrooms are located at the front.

The backyard faces east, has a back entrance, and features a separate storage unit of approx. 5 m². The garden is over 65 m², which is truly unique for Utrecht.
