The property

A wonderful family home with a large, bright living room, four bedrooms, and a south-facing garden. You even have a back entrance, and the children can easily walk to the small playground nearby. The living room was extended in 2007, creating ample space for both a spacious seating area and a large dining table for the whole family. Through the wide windows at the rear, you have a beautiful view into the garden, where a family of sparrows lives in the hedge and regularly comes to eat and bathe in the birdbath. The garden is south-facing, allowing you to sit outside as early as the start of spring.

The kitchen is located at the front and features a practical layout with a peninsula. It offers plenty of drawers and cabinet space, keeping everything neatly organized. Extra convenience: there is a large built-in cupboard under the stairs for additional storage. The home largely features synthetic window frames and HR++ glass, while the kitchen and hallway are fitted with HR glass. The house holds an A energy label—a wonderfully comfortable home.

On the first floor, there are three bedrooms, a bathroom, and a separate toilet—a major plus according to Bob Sikkes from 'Kopen Zonder Kijken', and we share that opinion. The second floor offers a fourth bedroom and extra space for work, play, or storage. There is currently space here for the central heating boiler, storage, and the washer/dryer. From here, you also have access to a flat roof, which could easily be converted into a lovely roof terrace.

The neighborhood

De Reit is located in the De Tol district of Vleuten, a short distance from the old village and Máximapark. At the end of the street, you connect to 'Het Lint', the long route through the park used for walking, cycling, running, and skating. Did you know Máximapark is as large as Central Park in NYC? Pretty cool, right?

In and around Máximapark, you will find Anafora, the 'Bosspeeltuin' (forest playground), the butterfly garden, and Castellum Hoge Woerd. Landgoed Haarzuilens is also nearby, home to Kasteel de Haar, Geertjes Hoeve, Hoeve Wielrevelt, and the nature playground 'OERRR'.

The village of Vleuten still has many local shops. The owner lists the baker, butcher, greengrocer, and flower shop among her favorites. There is a market on Tuesdays and a cheesemonger on Fridays—there is often a queue for the cheesemonger, and for good reason! Various village activities are organized throughout the year, such as 'Bourgondisch Vleuten', the annual market, and the children's holiday week. A delightful village with all amenities and close to Utrecht.

Vleuten station, schools, childcare, sports facilities, and shops are all nearby. The A2 motorway and the Utrecht Ring are also easily accessible. Vleuten has everything you need for comfortable living.

Ground floor

Covered entrance, hallway with toilet and stairs. Kitchen at the front with a peninsula and various built-in appliances. The extended living room at the rear has large windows and access to the south-facing garden. A separate storage shed is accessible from the garden.

First floor

Landing with built-in cupboard and access to three bedrooms of approximately 13 m², 10 m², and 7 m². Bathroom with bathtub, shower, and sink. Separate toilet. There is a lovely balcony at the front—handy for airing out your bedding.

Second floor

Landing and fourth bedroom of approximately 15 m². This floor also houses the central heating unit and extra storage space under the eaves.
